The Housing Facilities Group at the University of Colorado, Boulder is accepting applications for a Work Leader! This position plays a crucial role in ensuring that multi-trade maintenance operations run efficiently, effectively, and safely. These trades include mechanical, electrical, plumbing, carpentry, masonry, and roofing. This position provides supervision, organizational skills, technical knowledge, and a problem-solving approach to a team of professional maintenance staff in a university residential housing environment. Core responsibilities include assisting the Operations Manager, team coordination, technical oversight, communication, mentorship, reporting, and safety. Housing Facilities Services (HFS) is a comprehensive facility management operation that provides around-the-clock support to over 10,000 residents and 20,000 conference guests annually. Services include maintenance, repair, renovation, project management, capital construction, housekeeping and grounds-keeping operations. HFS has approximately 190 full-time employees and approximately 80 part-time and student staff, who all strive to give residents the best living experience possible.

What Your Key Responsibilities Will Be

Work Leader
  • Proactively prioritize, plan, schedule, and monitor all work orders.
  • Service requests, and outage notifications.
  • Meet with the Environmental Service leads discuss and coordinate active work.
  • Track employee work orders every day and provide updates to the Supervisors.
  • Supervise the timely completion of work while minimizing the forwarding or re-scheduling of work orders, pulling work order management reports
  • Work closely with Work Management Services to make the scheduling changes.
  • Connect with customers regularly throughout the lifecycle of the work order, including following up afterwards.
  • Establish dates and times to schedule work working closely with the building techs to manage the TMA QUEUE.
  • Determine how many people are required to complete the work and will coordinate with customers, frontline Trades employees, and contractors to schedule work.
  • Assist zone LTC with an increasing workload with personnel shortfalls along with resources, including substituting personnel in coordination with other shops to complete the task.
Scheduled Maintenance/Repairs
  • Work on developing a scope of work for repairs that are needed by working with the trade's teams and LTC for input.
  • Request ECD's, IAQ along with being the Lead for team operations in the absent of the Zone Manager, manager and run the summer lofting program and any other duties as assigned.
General Building Maintenance
  • Perform maintenance in living quarters, dining halls and public areas to enhance residents security and comfort
  • Repair or replaces garbage disposals, drain wastes and p-traps; unplug tubs, toilets, sinks, garbage disposals, floor drains and main lines, using both hand and power auger.
  • Repair or replace faucets, shower valves, shower heads, water stops, ball valves, gate valves. Repairs, rebuilds or replaces toiler tanks ballcocks, replaces wax ring and handle kits, supply tubes and flappers, to support HFS Plumbers
  • Analyze and determine malfunction of heating and air conditioning system, making necessary repairs, replaces of control valves, switches, blower motors, and thermostats.
  • Repair, replace, and analyze pneumatic controls problems and recalibrate as needed.
  • Perform preventive maintenance inspections in resident's halls and dining halls.
  • Work with asset manager to track all work and maintain inspection records
  • Repair, replace or assemble furniture, and install drapery rods, window cranks and latches.
  • General carpentry skills including repairing doors, door jambs, windows, cabinets and doors and counter tops.
  • Hanging new doors including outside, security, and closet doors (bi-fold, accordion, by-pass type) and installing all affiliated hardware (closures, panic bars, locks, hinges).
  • Minor furniture repairs, repairing drywall damage, painting, and solid surface fabrication and repair.
  • Ensure that buildings are secure by removing and re-glazing window and door glass
  • Replace or adjust door screens, window balancers and stops
Asbestos (ACM O&M)
  • Remove asbestos material by removing (if applicable and containing asbestos) vinyl asbestos floor tile, tile glue window putty, ceiling tile, and wall plaster.
  • Dispose of asbestos material properly, according to rules and laws.


What You Should Know

  • This position operates University vehicles and requires a Driver's License in good standing.
  • The anticipated schedule for this position is from Monday to Friday 7am to 3:30pm, and may be subject to schedule change to better meet the Department needs.
