Description of Job
Primary Job Duties:
Preventive Maintenance
Perform HVAC related tasks described in the preventative maintenance program which includes: changing air filters, changing worn belts, greasing bearings according to schedule, cleaning out drain pans, purging condensate drain lines, cleaning pump housings, cleaning coils, adjusting motor and pump alignments. Recording and reporting issues and concerns about the equipment i.e. vibrations, noisy bearings, perform minor repairs found to be deficient during the P.M. Checking and cleaning strainers, checking and ensuring there is proper air and water flow across equipment. Sweep and clean mechanical rooms and mechanical spaces. Support the water treatment program across campus including testing systems, recording results, transporting chemicals and transferring chemicals. Ensure current data on the equipment is accurate in the P.M. system and filling out the task sheets completely. Complete required paperwork including recording preventative maintenance, work order tasks, and labor activities. These activities require some computer skills including Microsoft Windows, Excel and Word.
Predictive Maintenance
Diagnostic checks, Amperage check on motors against ratings(electrical condition monitoring), temperature readings on bearings and motors and ancillary components and compared with prior readings (thermography). Sub cooling and superheat readings taken to ensure correct charge and efficiency. Vibration analysis, lubrication analysis.
Proactive Maintenance
Identification of the root cause of failures found during P.M. duties, conducting a failure analysis and taking steps to eliminate the cause, communicating these findings to supervisor and operations. Perform other duties as assigned including serving on the asbestos team if assigned.
Reactive Maintenance
Assisting Operations in repairs that arise, motor failures, hot calls, cold calls, alarms, equipment resets, glycol alarms, housekeeping,

MINIMUM QUALIFICATIONS:
Experience Only:
Two (2) years of relevant experience in an occupation related to the work assigned to this position
OR
Education and Experience:
A combination of related education, formalized apprenticeship program, and/or relevant experience in an occupation related to the work assigned equal to two (2) years
