Salary Range: $ 64,617.00 - $83,377.00 annually. Compensation will be commensurate upon experience and qualifications.

Summary

The HVAC Professionals performs troubleshooting, repairs and adjustments to a variety of different types of HVAC systems. Maintains, inspects, installs and repairs large and small refrigeration equipment such as building cooling towers; heating and cooling pumps; evaporative cooling systems; building air handling units and components; air devices; heat transfer equipment; high and low pressure boilers; building air compressors and refrigerated air dryers. Maintains variable air volume systems and repairs, replaces and installs air valves and control devices. Tests and inspects HVAC related fire safety devices such as fire and fire/smoke dampers and actuators; repairs or replaces faulty devices for proper operation. Also performs small additions or modifications to HVAC piping or ductwork to support new ventilation requirements. Completes required paperwork including recording preventative maintenance, work order tasks, and labor activities which requires basic computer skills including Microsoft Outlook, Excel and Teams.



Essential Functions

The duties and responsibilities of the position include, but are not limited to:

Routine and Requested Maintenance (RM) Utilizing WebTMA:
  • Inspects building systems and facility equipment to determine HVAC requirements for the maintenance and repair needs and costs of proposed projects, upgrades for existing systems.
  • Provide specific examples of regular, ongoing decisions made by this position related to this duty.
  • Submit and fill out work requests / work orders daily. Review requests that need clarification, contact customer for additional information.
  • Troubleshoot and diagnose problems with HVAC equipment.
  • Decides systematic approach to rebuild and repair pumps, boilers and other mechanical devices with minimum instruction.
  • Prioritizes work orders regarding routine / requested maintenance daily.
  • Analyzes system maintenance based on seasonal changes.

Predictive and Preventative Maintenance (PD/PM) utilizing WebTMA:
  • Conducting thorough quarterly, semi-annual, and annual PM inspections, tracking and documenting inspections, and completing equipment service logs.
  • Provide specific examples of regular, ongoing decisions made by this position related to this duty.
  • Prioritize daily assignments so that work can be implemented in a decisive and timely fashion.
  • Diagnose problems with HVAC equipment, determine repair and parts requirement.
  • Inspect pumps, boilers and other mechanical devices, determining repair schedule and occupant impact.
  • Scheduling HVAC maintenance / repairs into monthly PM, enter data into the WebTMA system.

Service / Project Support:
  • Preparing bids and estimates for campus maintenance projects, coordinating permits with EH&S, supporting project planning, reviewing documents for compliance, coordinating installations and outages, performing quality inspections, and attending project walk-throughs.
  • Provide specific examples of regular, ongoing decisions made by this position related to this duty.
  • Reviews bid proposals and contractor agreements to determine best pricing for parts or repairs.
  • Determines what areas of anticipated work may need hot or red tag permits with EH&S.
  • Reviews scope of work with contractors for job schedule and completion dates.
  • Perform contractor oversight, coordination, and management

Other Duties as Assigned:
  • Perform administrative functions to include work order tracking, logging and tracking emergency generator hours, ordering parts and supplies within procurement policies, entering work orders and requests in facility management systems, reviewing invoices, completing inspection documents, and tracking labor hours against work hours.
  • Perform grounds duties to include clearing snow and ice when necessary as a designated "Essential Services" position.

      Qualifications
      • Must have relevant experience in an occupation related to the work assigned to this position or a combination of related education, formalized apprenticeship program, and/or relevant experience in an occupation related to the work assigned.
      • Must possess a valid driver's license.
      • Experience in an Essential Personnel role (Required to be on duty to perform essential and/or emergency services of the agency without delay and/or interruption) is preferred
      • Experience in a commercial setting such as a university or hospital is preferred.

        Physical Requirements:

        While performing the duties of this job, the employee is frequently required to stand and walk. This position involves climbing, balancing, stooping, kneeling, crouching, reaching, handling and fine motor skills. Tasks may involve looking at computer screen continuously for long periods of time. Talking and hearing within normal range. Clarity of vision for 20 feet or more, depth perception and accommodation, and the ability to identify and distinguish colors. The employee must occasionally lift and/or move up to 100 pounds, and frequently required to lift and/or move up to 50 pounds. This position may be asked to remove snow and ice when seasonal conditions require it. Working conditions: this position will have exposure to extreme cold, heat, and atmospheric conditions. May have exposure to electrical shock, exposure to toxic or caustic chemicals.
