Building Systems Control Technician

The Building Systems Control Technician installs, programs, tests, calibrates, repairs, and operates university control systems such as fire alarms, fire sprinkler systems, and emergency lighting.

Job Description

Typical duties include but are not limited to:
  • Installs, maintains, tests, repairs, and calibrates fire alarm control systems, fire sprinkler systems, fire pumps, emergency lights, and egress signs.
  • Responds to, investigates, and takes appropriate action for fire alarm and protection system activations.
  • Reads, interprets, and updates blueprints and schematics.
  • Develops and maintains accurate records to document maintenance and repairs on fire safety systems. Participates in research projects dedicated towards the development of state of the art electronic devices.
  • Interacts with contractors in the installation, commissioning, and debugging of building systems. Monitors contracts for compliance and control costs.
  • Responds to emergency, off-campus, and after-hours service calls to ensure continuation of service and operations.
  • Develops an equipment, parts, and supply inventory system. Maintains an inventory of supplies to ensure timely repairs on equipment.
  • Performs preventative building maintenance and other minor repairs.
  • Conducts periodic and routine fire and life safety inspections. Complies with governmental regulations and university and departmental policies regarding safety issues and practices.
  • Assists with the development and implementation of policies and procedures to ensure compliance with federal and state guidelines.
  • Serves as essential personnel and provides assistance in the event of an emergency on campus.


Other Duties:
  • Attends safety meetings.
  • Performs other job-related duties as assigned.


Additional Job Description

Required Qualifications:
  • This position requires a high school diploma and two years of full-time experience directly related to the job functions.
  • Experience in the repair and maintenance of fire alarm and fire safety systems.
  • Current Fire Alarm System Agent (FASA) or National Institute for Certification in Engineering Technologies (NICET) certification or ability to attain within one year of employment.
  • Valid driver's license.
  • Any appropriate combination of relevant education, experience, and/or certifications may be considered.


Preferred Qualifications:
  • Experience installing, inspecting, servicing, troubleshooting, and repairing fire alarm systems in a commercial or higher education setting.
  • Experience working with computerized work management systems.
  • Experience with general building maintenance such as carpentry, plumbing, and electrical.


Knowledge, Skills & Abilities:
  • Proven ability to think strategically and approach challenges with creativity.
  • Demonstrated track record of reliability, meeting goals, and holding oneself accountable.
  • Strong interpersonal skills and experience working effectively across teams.
  • Knowledge of federal, state, and local fire regulations and protocols.
  • Knowledge of digital control concepts and computerized work management systems.
  • General knowledge of building maintenance such as carpentry, plumbing, electrical, and mechanical systems.
  • Knowledge of applicable safety requirements.
  • Knowledge of basic hand tools, power tools, materials, shop equipment, and maintenance related processes.
  • Skill with installing equipment, machines, wiring or programs in accordance with product specifications.
  • Skilled in analyzing control system malfunctions and determining appropriate repairs.
  • Skilled in performing safety inspections on fire suppression systems, and ensuring compliance with NFPA, OSHA, and other related safety standards.
  • Ability to troubleshoot system controller boards, field devices, sensor wiring, control wiring, general input and output wiring, and network/communications wiring.
  • Ability to use tools such as electric meters, oscilloscopes, calibration devices, and electronic testers.
  • Ability to operate personal computers with proficiency and learn new applications and systems.
  • Ability to interact in a professional manner with staff, faculty, students, and the community in a service-oriented environment.
  • Ability to work successfully as both a member of a team and independently with minimal supervision.
  • Ability to accurately prepare and maintain records, logs, and files.
  • Ability to work on call rotation for after-hours emergencies.
