Job Summary
The Maintenance Technician II - HVAC performs skilled maintenance and repair work across campus facilities, with primary emphasis on HVAC service, troubleshooting, and preventive maintenance. This position is intended for a higher-skilled technician who can respond to routine and urgent work orders, diagnose equipment and building system problems, and complete repairs with limited supervision. While the role supports general maintenance needs, the ideal candidate will bring strong residential HVAC experience, including split systems, heat pumps, package units, gas furnaces, and related controls. Work may also include minor plumbing, electrical, carpentry, and general building repairs as needed to support campus operations.
Responsibilities
Significant Duties & Responsibilities include: Performs preventive maintenance, troubleshooting, and repair of HVAC systems and related equipment, including split systems, heat pumps, package units, gas furnaces, exhaust fans, air handlers, motors, belts, filters, thermostats, condensate systems, and basic controls.; Responds to service calls, diagnoses equipment and building system problems, and completes repairs using standard tools, meters, gauges, schematics, manufacturer literature, and work orders.; Performs routine inspections, filter changes, belt replacement, coil cleaning, drain line clearing, and other preventive maintenance tasks to improve reliability and extend equipment life.; Performs general building maintenance, including minor plumbing, electrical, carpentry, door hardware, and interior and exterior repairs as needed.; Assists with repairs to building piping systems, including domestic water, drain, sewer, condensate, and other related systems.; Maintains lighting and basic electrical systems, including lamp and ballast replacement, device replacement, and low-voltage work within assigned skill level.; Documents labor, materials, findings, and completed work in the work order or maintenance management system and identifies repair options that improve efficiency and value.; Coordinates with outside contractors as directed, assists other trade areas during emergencies or heavy workloads, participates in rotating on-call after-hours duties, and performs other related duties as assigned.
Required Qualifications
Required Qualifications include: High school diploma or GED and at least five (5) years of skilled maintenance experience, including strong HVAC service, repair, and preventive maintenance experience; or an equivalent combination of training and experience.; Residential HVAC experience is required.; EPA Section 608 Universal Certification is required.; A valid Driver's License is required.
Preferred Qualifications
Preferred Qualifications include: Experience with heat pumps, split systems, package units, and gas-fired heating equipment is strongly preferred.; Trade school, apprenticeship, or vocational training in HVAC, mechanical systems, or a related field is preferred.; Experience using a computerized maintenance management system (CMMS) or work order system is preferred.
Proposed Salary
The proposed annualized salary for this position is $51,503 and includes full benefits.

Knowledge, Skills, & Abilities include: Good working knowledge of residential HVAC systems and a solid understanding of light commercial HVAC equipment and components.; Knowledge of standard practices, tools, materials, and safety procedures used in HVAC and general maintenance work.; Ability to diagnose and repair HVAC, plumbing, electrical, and general building issues with limited supervision.; Ability to read and interpret blueprints, schematics, wiring diagrams, equipment manuals, and work orders.; Skill in the safe use and care of hand tools, power tools, electrical test equipment, gauges, ladders, and maintenance equipment.; Ability to communicate clearly, provide good customer service, and work effectively with faculty, staff, students, contractors, and coworkers.; Ability to prioritize work, handle multiple assignments, and respond appropriately to urgent service issues.; Ability to monitor contractor work and report deficiencies or concerns.; Must demonstrate polite, cooperative, and respectful behavior and support a safe, service-oriented work environment.; Works effectively with others, shares information and resources, and supports team decisions.; Specific vision abilities required by this job include close vision, distance vision, color vision, and the ability to adjust focus.

Conditions of Employment
